What's it really like to live here?

The location check for any Swiss address — noise, sun, taxes, commute. Plus what the place costs you over ten years and the tax due when you sell.

A municipal report tells you the noise is “moderate”. We tell you how loud it is at your façade.

What the location adds up to over ten years

CHF 113,600

For a single person on 150k, living in Baar (ZG) instead of the city of Zurich — both within commuting distance of Zurich HB. As a family with children: CHF 88,000. Both at today's rates.

And without switching canton? Muri bei Bern instead of Ostermundigen — the second-nearest municipality, same agglomeration — comes to CHF 31,000 over ten years for a single person and CHF 19,500 for a family, also at today's rates. Here the smarter address is the cheaper one; you cannot guess this.

The Deep Report (CHF 79) works this out for your address and your household — for your case, not the median.

FTA 2026 tariff data at 150k gross income, today’s rates over ten years. Rounded down to CHF 100.

Who it's for

Use cases

  • Apartment hunting

Before viewing a listing, see the objective values. Skip the trip to apartments with north exposure, poor public transport, or no pharmacy in the neighbourhood.

  • Home purchase · Decision

Taxes + health insurance + electricity prices add up to tens of thousands of CHF over the years of ownership. The dossier calculates these three plus commute time precisely for your case.

  • Relocation to Switzerland

You don't yet know your target region in detail. Ubivo gives you sober facts per address — what would otherwise take you a long time to research in a country with 26 cantons.

  • Families · Retirees

Ubivo weights playground, primary school, hospital, pharmacy and safety according to your life situation (e.g. “Family”). Factor values stay objective; only the weighting adapts.

  • New-build flat · Tower floor

Listing says "sunny, quiet"? Drop a marker on the map and pick your floor — you see the real values per storey for noise, air and sunlight. For large developments with transparent caveat about neighbouring buildings not yet recorded.

Questions

Frequently asked

What does Ubivo cost?

The standard report is free and complete — all 64 factors with objective values and selectable weighting by life situation (Family, Commuter …). Only if you want to personalise the cost factors (commute time, taxes, health insurance, electricity) for your situation does the Dossier cost a one-off CHF 79. No subscription. Access to a paid report is valid for 6 months. All prices incl. VAT.

Do I need an account?

No — you can read reports anonymously. An account is only needed to save addresses, store profiles or buy a Dossier. Anonymous queries aren't linked to account data. We keep your IP address only briefly in temporary memory, to slow down excessive requests — it is never stored permanently and is deleted automatically shortly after.

Where does the data come from?

Exclusively from official Swiss Open Data sources: swisstopo, FSO, FOEN, FOPH, ARE, FTA, ElCom, OFCOM, MeteoSwiss, Copernicus CAMS, Open-Meteo, transport.opendata.ch and OpenStreetMap. Every value in the report shows its source, date and reliability — you can check everything yourself.

What does the “lens” in the report mean?

A preset that defines what matters to you. "Family" counts school, playground and safety more strongly, "Commuter" public transport and commute time. The measured values always stay the same — only the overall grade shifts.

Why does the wealth tax have no score?

Swiss taxes are often progressive — the rate climbs with wealth, and differently in every canton. A single estimated number would only pretend to be precise. That's why Ubivo shows these factors as "Context" — with the real multipliers each canton and municipality applies and the type of tariff — and links to the official federal tax calculator (FTA) for the exact figure. Swiss precision instead of a rough guess.

Does Ubivo rate an address?

No. Ubivo provides objective data and an overall grade weighted by your life situation (chosen lens) — the rating is up to you. A rural address near a farm is a plus for someone escaping the city, a minus for an allergy sufferer. Ubivo shows the values, you decide.

Who's behind Ubivo?

Ubivo is built and run by one person in Switzerland. All user data is hosted in a Swiss data centre (HostBott, Untervaz GR); no advertising, no data sharing. Details in the imprint and privacy policy.
